Bressi Ranch sits within an inland valley along Palomar Airport Road, and while its engineered drainage systems perform well under normal conditions, the community's relatively flat grading within individual housing clusters means that water accumulates quickly when storm drains reach capacity. These semi-enclosed spaces collect rainfall and irrigation runoff but often have limited drainage capacity — typically a single floor drain connected to the community storm system. When that drain clogs with landscape debris or exceeds its flow capacity during heavy rain, the courtyard fills like a shallow pool and water enters the home through door thresholds and weep screeds at the base of exterior walls. We have extracted water from several Bressi Ranch courtyards where six inches of standing water accumulated during a single intense storm cell.

Flooding from internal sources also affects this community with surprising regularity. Supply-line failures, water heater ruptures, and washing machine hose bursts can flood an entire ground floor within 30 minutes if the homeowner is away or asleep. The hard-surface flooring prevalent in Bressi Ranch homes — tile, luxury vinyl plank, and engineered hardwood — allows water to spread rapidly across the entire floor plane rather than being absorbed by carpet, which means a single source failure can affect every ground-floor room before extraction begins.
